Ground Breaking, Blessing Held at Pulehunui Industrial Subdivision

After six years of planning and entitlement work, CMBY 2011 Investment, LLC, owners of the new Pulehunui Industrial Park held a blessing and ground breaking ceremony on April 27, 2017. The 86-acre, 28-lot industrial park is Maui’s first and only subdivision to offer M3 industrial zoning.

The 28 fee simple lots ranged in price from $16 to $24 per square foot.

Responding to the lack of available industrial space for Maui businesses, over half of the project has been reserved with only 13 lots still available.

The new M3 industrial zoning allows heavy industrial uses such as construction and lumber baseyards, manufacturing, recycling, stockpiling, crushing, and heavy equipment storage. Many of these industrial uses typically require costly short-term County Special Use Permits, which expire and need to be repeatedly renewed, are permitted under M3 zoning.

Scott Loomer of Truss Systems Hawaiʻi, is one of the lot buyers.  He said, “After years of looking for a fee simple location, I am glad to finally have an opportunity to own an affordable fee simple base yard for our business.”

Keoni Gomes of TJ Gomes Trucking said, “As Maui has grown, the industrial users have been pushed out of the Central Maui industrial lands as they get converted to retail uses. This opportunity is great for the construction industry to secure property for future generations.”

Lance James of Aloha Sheet Metal said, “After years of leasing, having the opportunity to own my own location has revived my interest in moving by business positively forward for the future

Construction is estimated to start in the next 30 days with delivery of the completed lots in 2018. Goodfellow Bros. Inc. will be the civil contractor constructing the infrastructure for the project and is also a buyer of a parcel in the industrial park.
