Ask the Mayor: Clarification on Hotel-Designated Condos

Q: I was interested in finding the map of hotel-designated condos in the Wailea area of Maui. Can you direct me to the link? Thank you!

A: Since you didn’t specify why this information would be useful for you, it’s a little difficult to know how best to help you.

I can tell you that in Kīhei and Wailea many of the condos are actually zoned “apartment,” not hotel.

Originally, apartment zoning allowed hotel use. Years later, the Maui County Council amended the apartment zoning to delete hotels as permitted uses, thus “grandfathering” those that were already operating as vacation rentals. That is why much of the hotel use in Kīhei and Wailea is in the apartment zoning district. That being said, there are some condos that are zoned hotel, but not the majority.
