Mayor Arakawa,

Q: I saw a posting about the new affordable rentals that are being built Upcountry at Kulamalu. I understand that the eligibility for these units will be based on income, but is there any indication of what the rents will be like? And will HUD be accepted?

A: Yes, Section 8 vouchers will be accepted. However, since construction is expected to be completed for the Kulamalu Affordable Rental project in early 2017, rents for the project will be based on 2017 HUD guidelines. The project includes one- and two-bedroom units set aside for households of the following “Area Median Income” brackets: less than 50% (10 units); less than 80% (11 units); 100% (18 units); and less than 120% (16 units).

The rents charged will be affordable to each of those income groups. Current 2015 guidelines do not apply so our housing staff cannot definitively project what those rents will be at this early date.
