Kokua Realty is looking for a commercial property manager to join our Maui-based team of experts.

The ideal candidate will be hands-on in the day-to-day management and operation of multiple properties (industrial, office and retail properties throughout Maui) including reporting and accounting, overseeing maintenance and repair, and tenant relations. You must have excellent written and verbal communication skills, a can-do attitude, and be ready to tackle any project assigned. Whilst prior experience is preferred, if you possess the desire, drive and a ''can do' attitude, we welcome your application. Responsibilities:

  • Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.
  • Prepares and recommends the annual operating budget.
  • Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.
  • Responsible for monthly reporting and financial performance of the property such as Collections, billings made during the month, detailed expense ledger including Current Rent Roll, Bank Statement and Bank Reconciliation Report, Payables, CAM reconciliations.
  • Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.
  • Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as necessary.
  • Coordinates tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.
  • Assists with property owners to ensure that objectives as being met. Prepares and delivers timely, accurate and complete reports.
  • Maintain and annually review the existing preventive maintenance schedule for all equipment and building systems.
  • Administer tenant leases and property-level documents in compliance with contract provisions.
  • Supervise all vendors and third parties that operate on site (including certificates of insurance, quality control oversight, compliance).
  • Serve as main point of contact for any emergencies – building, tenants and/or personnel keeping well documented reports of events and communicating them efficiently to management.
  • Work with 3rd party brokers and Kokua’s Leasing Team to ensure that vacant spaces are maintained in show-ready condition and assist in touring or interfacing with prospective tenants when necessary
  • Collect all rents, other charges, and miscellaneous income.
  • Review all existing leases and prepare current lease abstracts.
  • Maintain and champion building-wide initiatives, such as coordinating periodic tenant appreciation events and ensuring common and public facing areas are in line with brand and building standards
  • Other duties may be assigned.

Qualifications:

  • Hawaii real estate license required.
  • CPM, RPA or CCIM professional designation or candidacy a bonus.
  • Experience with CAM reconciliations, budget preparation, lease administration, accounting and financial reporting, tax assessments, construction and TIs, preventative and emergency procedures and strong customer relationship building
  • Proficiency with Microsoft Office suite including Outlook, Word, and Excel.
  • Proficiency with Yardi or similar software.
