Condominium sales in Maui County continued to strengthen in July while single-family home sales cooled compared to a year earlier, according to data released by the Realtors Association of Maui.

The figures, compiled from the association’s Multiple Listing Service, show 55 single-family homes sold in July, down 8.3% from 60 sales in July 2025. The median sales price fell 12.5% to $1,150,000.

Homes spent 135 days on the market, a 20.1% decrease from the previous year, and dollar volume totaled $87.4 million, down 11.8% year over year.

Condominium sales rose 54.7% from a year earlier, with 82 units sold in July. The median sales price increased 2.2% to $690,000.

Condos spent 153 days on the market, up 5.5% from July 2025, and dollar volume reached $83 million, a 72% increase.

Association President Georgie Tamayose said buyer activity remained steady during the month, particularly for condominiums, while the single-family market saw more modest conditions. Tamayose said conditions vary by neighborhood and property type, and encouraged buyers and sellers to seek guidance from a Realtor.
