Maui County condominium sales rose 56.5% in September compared with a year earlier, while single-family home sales fell 7.1% and their median price dropped 11% to $1.15 million, according to the Realtors Association of Maui.
The association reported 72 condominium sales last month, up from 46 in September 2025. The median sales price edged up 1.1% to $660,000 from $652,500.
Single-family home sales totaled 52 in September, down 7.1% from 56 a year earlier. The median sales price fell to $1.15 million from $1,292,500. The median is the midpoint of sale prices, with half above and half below.
Despite the increase in condominium sales, properties in both categories took longer to sell than a year earlier. Condominiums spent a median of 199 days on the market, up 56.7%, while single-family homes spent a median of 134 days on the market, up 5.5%.
“September’s numbers show just how differently each part of Maui County’s housing market can move from month to month,” association President Georgie Tamayose said. “Condominium sales increased significantly compared to last year, while single-family activity slowed.”
The total dollar volume of condominium sales reached $70.9 million, up 65.9% from September 2025. Single-family sales volume declined 1.5% to $96.8 million.
“For both buyers and sellers, understanding the conditions within their specific market can help them make informed decisions,” Tamayose said.
The association’s analysis draws on data collected through its Multiple Listing Service.
