Maui County’s housing market saw increased sales activity in August, with closed sales rising for both single-family homes and condominiums compared to the same month last year, while median sales prices declined, according to the REALTORS Association of Maui.

Single-family home sales increased 3.2% year over year, with 64 homes sold in August. The median sales price declined 7.9% to $1,200,000. Homes spent a median of 128 days on the market, down 6.6% from August 2025, while total dollar volume reached $93.9 million, down 19.0%.

Condominium sales increased 19.3% year over year, with 68 units sold. The median sales price declined 13.1% to $564,950. Condominiums spent a median of 171 days on the market, up 1.8% compared to the same month last year, while total dollar volume reached $60.8 million, down 6.9%. Pending condominium sales also increased 54.9% year over year, from 51 in August 2025 to 79 in August 2026.

“August saw more homes and condominiums change hands compared to last year, even as median prices came down,” said RAM President Georgie Tamayose. “Buyers continue to have options, and we’re seeing them move forward when they find the right property. For sellers, thoughtful pricing and a willingness to adjust to current market conditions can make an important difference in connecting with today’s buyers.”
