Condo Association Site Manager Job Description:
The Site Manager is responsible for maintaining proper order and maintenance of the Association’s common areas and property, by ensuring community By-Laws and House Rules are enforced. The Site Manager also facilitates a peaceful, safe, and well-maintained property for residents to enjoy.
Position can be either full-time (benefit eligible), or part-time, depending on candidate preference. Note this is a Site Manager position and no housing is included.
Site Manager Job Responsibilities:
The onsite Manager oversees the complex in accordance with directives from the Association’s Board of Directors and it’s Managing Agent, by performing the following duties, included but not limited to the following:
-Performs routine repairs, maintains buildings and grounds.
-Daily cleaning of two (2) pool/recreation areas.
-Daily cleaning of two (2) pools, to include testing of all chemicals.
-Investigates resident disturbances, violations, or complaints, and resolves problems in accordance with regulations established by Board of Directors.
-Coordinates and oversees activities of vendors such as landscapers, pest control, refuse, and other various contractors.
-Assists Managing Agent with maintaining records as required by the Association, such as owner registrations, special permits, and other related records.
-Prepares regular reports and participates in Board and Committee meetings.
-Maintains operating and administrative practices to ensure efficient handling of regular duties, special projects, and administrative tasks such as invoice review and coding, regular inspections, and maintaining reporting/filing system.
Hours:
-Flexible Hours. On-call after-hours and when offsite.
-Work week shall be either Sunday to Thursday or Tuesday to Saturday
-Full-time (benefit eligible) or Part-time (not benefit eligible)

Skills and Qualifications:
-Ability to use a computer and basic programs like Microsoft Word and Excel at intermediate level. Ability to use email and the internet.
-Ability to interpret documents such as governing documents, safety rules, operating and maintenance instructions, and procedure manuals.
-Ability to clearly communicate and present ideas, information, and knowledge verbally and in writing for monthly reporting and for day-to-day communication.
-Professional, respectful, and productive interaction with a range of individuals including residents, Board of Directors, Managing Agent, contractors, and others is required.
-Ability to maintain confidentiality and a high level of integrity on Board of Director and owner matters.
-Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
-Ability to problem solve, while considering multiple variables in a variety of situations.
-Strong organizational skills while maintaining day to day activities, ongoing projects, and special requirements of the job.
-Demonstrates sense of urgency with project completion and a “hands on” attitude.
-This is a “hands on” position. Basic repair and maintenance of the grounds are required.
-The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds.
-Has current Certified Pool Operator ("CPO) designation. Candidates without current certification will be required to undertake the course.
-The employee is required to be available 24 hours per day for emergencies and handling of urgent matters.
What are we looking for?
-High school diploma or general education degree (GED)
-Minimum 2 years related experience with managing condominium unit buildings.
-Work related or educational references required.
-Proficient in Google Sheets, Sheets & Calendar and Docs, Adobe Acrobat
-Preferred Candidate already currently located on Maui (relocation expenses not covered).
-Preferred Candidate already has Certified Pool Operator (CPO) designation.
Job Types: Full-time (40 hours per week) or Part-time (minimum 19 hours per week)
Pay: $32.00-$38.00/hr
