We’re seeking an experienced, energetic, and solutions-oriented Commercial Property Manager to join our Maui team and manage a portfolio of office, retail, and industrial properties.

What You’ll Do

You’ll be the go-to person for your properties, owners, and tenants.

Your responsibilities will include:

· Manage the day-to-day operations of assigned commercial properties.

· Build strong, long-term relationships with property owners and tenants.

· Understand each owner’s investment objectives and help develop strategies to achieve them.

· Prepare and manage operating budgets, monitor expenses, and help maximize property performance.

· Oversee rent collection, CAM reconciliations, financial reporting, and accounts receivable.

· Prepare clear and timely monthly reports and recommendations for owners.

· Manage leases, renewals, critical dates, tenant compliance, and lease obligations.

· Respond to tenant needs and create an exceptional tenant experience.

· Conduct regular property inspections and ensure properties are professionally maintained.

· Coordinate maintenance, preventative maintenance, vendors, contractors, and capital projects.

· Solicit and evaluate competitive bids and ensure vendors deliver quality work at competitive costs.

· Identify problems before they become expensive problems—and find solutions.

· Work closely with Kokua’s accounting, construction, maintenance, and real estate teams.

· Help onboard new properties and contribute to improving our systems and processes.

· Represent Kokua Realty professionally and consistently deliver on our values.

What We’re Looking For

We’re looking for someone who is smart, organized, proactive, personable, and accountable.

Required:

· 2+ years of property management experience.

· Commercial property management experience preferred.

· Strong communication and relationship-building skills.

· Knowledge of Hawaii landlord-tenant laws and property management requirements.

· Strong organizational and financial skills.

· Valid Hawaii driver’s license and reliable transportation.

· Hawaii real estate license or ability to obtain one within 60 days of hire.

Nice to Have:

· Experience with Yardi or similar property management software.

· Experience with office, retail, or industrial properties.

· Experience with budgets, CAM reconciliations, lease administration, and financial reporting.

· IREM/CPM designation or other professional real estate credentials.

Schedule & Work Environment

· Full-time, Monday–Friday

· Hybrid work environment based in our Maui offices (hybrid, Wailea and Wailuku)

· Combination of office work, property inspections, tenant and owner meetings, and field work

· Regular travel throughout Maui as required to visit properties

· Occasional evenings, weekends, emergency response, or on-call availability as operational needs require
