When planning to put your home on the market, there are always additional expenses that you don’t plan for.

Maybe there’s a water damage spot on a ceiling in the dining room, or the renters have destroyed the carpet, or you still have to replace part of the fence, or you need to have the outdoor living space power-washed because it’s covered in red dirt, or the landscapers haven’t showed up in weeks! The list can go on and on.

Then there’s the stress of the Realtors. Sometimes they don’t call you back for days and sometimes they call you too much. At any given time, your Realtor might send you a text or an email with an emergency broker showing, or a client that’s interested–right now!

The truth is, selling a property on Maui takes a lot of personal energy and extra resources.

For many sellers, it’s not going to be possible for potential buyers to always walk into a picture-perfect scenario. But you can do one thing that will help beginning on the day you put the house on the market. Invest in beautiful Maui architectural photography.

It is understood that sometimes the reason for selling a piece of property is to make some money, therefore, you may not have budgeted for added expenditures. But at the very least, explore finding a professional architectural photographer to capture the best of your property.

We’ve all seen some beautiful, professional Maui property photography. We’ve also seen some bad–I mean really bad–amateur real estate photography!

A professional photographer who specializes in photographing properties will capture the essence of geometry and balance. No matter what buyers see once they walk into your home, they will arrive at your doorstep because they were lured by what they saw in the photos.

Anyone can take a snapshot of your backyard. But an architectural photographer will capture the “living” aspect of your outdoor living space. They will help sell a lifestyle that will draw the attention away from that overgrown lilikoʻi (passionfruit) vine , or those swimming pool tiles that need to be grouted.

Along with lighting and clean home staging, architectural photography is something that will make your home stand out from the rest. If five-star resorts can do it and encourage people to spend $800-plus a night for an average hotel room, just imagine how architectural photography will increase the appeal of your property listing.
