In Hawaiʻi, more than forty thousand households earn $30,000 a year or less. For them, housing they can afford barely exists.

The Maui real estate market remained hot for September 2021, with the median sales price for single-family homes at $996,500 (27.3% higher than a year ago) and $729,125 for condominiums (a 46.6% increase from September 2020), according to statistics from the REALTORS® Association of Maui.

The Oʻahu real estate market set record highs for September 2021 with the single-family home median price rising to $1,050,000, 19% higher than a year ago, and the condo median price rising by 8% to $480,000, according to the recent Oʻahu Residential Real Estate Report published by real estate firm Locations.

Maui real property taxes are due twice a year – August 20th and February 20th – and they are calculated based on the assessment of the property and how the property is used.

The Hale Mahaolu Ke Kahua Affordable Housing Community is proposed to be developed as 100% affordable, providing rental housing for residents earning 60% or less of the Area Median Income.

Alaula Builders will hold a lottery to select the applicants who will be offered an opportunity to secure one of the 40 units at Hale Kaiola, an affordable workforce development in North Kīhei. Applications are now being accepted for the lottery.

The median sales price for single-family homes remained over $1 million in July at $1.05M, down only slightly from an island-wide record high of June 2021 ($1,117,500).

The Comprehensive Affordable Housing Plan, created and presented by Hawaiian Community Assets, involves a five-year overhaul to the county’s affordable housing approach that would bring in 5,000 homes, offered to two-year Maui residents who are under 120 percent area median income.

A Final Environmental Assessment with a Finding of No Significant Impact determination was made for the Hale Pilina Family Affordable Rental Housing Project proposed for development in Kahului, Maui.

A Comprehensive Affordable Housing Plan was delivered to the Maui County Council that provides a roadmap for building 5,000 affordable homes for local renters and homebuyers in the next five years.

The mayor says his decision is expected to incentivize developers to build more units sooner by offering greater certainty to those seeking to build affordable rentals and attainable workforce housing.

The Maui County Council passed a moratorium on building permits for new visitor accommodations in South and West Maui in a 6-2 vote Friday.

“With more than 7,600 visitors coming to Maui each day, we are far exceeding the guidance of our Maui Island Plan, which states that there should be only one visitor for every three residents,” said Paltin, who chairs the committee.
