The median price for a single family home on Maui was $747,150 in February 2020, down -5.4% from the $790,000 reported at the same time last year, according to new information released by the REALTORS Association of Maui. 

Hawaiʻi’s housing crisis is driven by policies that limit affordable options and leave gaps for local families trying to stay housed. Real solutions require building more housing at every level, especially deeply affordable homes that create stability and prevent homelessness.

The first residential opportunity within The Wailea Hills Collection is Laʻi Loa, which consists of 75 condominium residences spread across 15 modern buildings.

Maui has several areas with oceanfront homes: West Maui, South Maui, North Shore, East Maui and Central Maui.  As you will see below, the home prices and activity tend to be highest in the resort areas of West and South Maui, and along the North Shore.

With the recent enforcement and news of a large rental supply, we reached out to the Maui County Department of Planning, Zoning Administration & Enforcement Division to find out if there’s a place where the public can go to find out if rentals are vetted.

Hale Mahaolu will accept applications for Ewalu II, the second phase of its senior housing complex in Upcountry Maui, from Feb. 24 through 4 p.m. on March 6, 2020.

Maui County led the state in overall revenue per available room or RevPAR at $367 (up 11.1 percent), while the resort area of Wailea in South Maui had the highest RevPAR in the state at $611 (up 9.4 percent).

The first complete month of high season is done and home sales are up 33%; condo sales down 2% and land sales down 47%.

Paki Maui is an oceanfront resort condominium property located at the north end of Kāʻanapali, a proximately five miles north of Lahaina town.

The median sales price for a home on Maui is $741,355, up 5%; $515,500 up 3% for condos and $500,000 up 4% for land.

Just five more donors are needed to reach a fundraising goal of $10,000 for an affordable housing initiative launched by a high school senior on Maui.

Median Sales Price increased 4.6 percent to $740,000 for Single Family homes and 4.7 percent to $514,120 for Condominium homes.

Applications will be accepted online beginning at 8:30 a.m. on Jan. 27, 2020 until 11:59 p.m. on Feb. 17, 2020.

The new ceiling loan limit for one-unit properties in 2020 will be $765,600—a nearly $40,000 increase from $726,525 in 2019. As a result of generally rising home values, the increase in the baseline loan limit, and the increase in the ceiling loan limit, the maximum conforming loan limit will be higher in 2020 in all but 43 counties or county equivalents in the US.

Median prices for homes, condo and land all increased vs. 2018 with median home prices at $743,000 (up 4%), condo at $515,000 (up 3%) and land at $500,000 (up 5%).

The county may impose civil fines of $20,000 plus $10,000 per day for each day the unlawful operation persists, unless a higher fine is authorized by State law.

The 89-unit Kaiaulu O Kupuohi project is 100 percent affordable, with monthly rents estimated to range from $443 to $1,333, depending on the size of the units – one, two or three bedrooms.

Over the past five years, oceanfront home sales have consistently seen a volume of around 20 per year, with a low of 13 sales in 2015, and a high of 25 sales in 2017.

“While I realize the tax burden could be shifted within the non-owner occupied classification through the implementation of the proposed tiered rates structure, I would like our taxpayers to have more time to review how these potential changes will affect them,” Mayor Victorino said.

Beginning Dec. 27, illegal short-term vacation rentals will be fined $20,000, plus another $10,000 each day the operation continues.
