The Maui County Council’s Housing and Land Use Committee recessed a discussion Wednesday after a brief deliberation on the path forward for Bill 9, which aims to phase out thousands of short-term rentals in apartment-zoned districts to free up housing for residents.

Maui’s housing market reflected a mix of steady activity and continued price adjustment in September, according to the Realtors Association of Maui . Single-family home sales rose 7.7% compared to last year, while condominium sales declined 11.8%. Despite the difference in volume, both property types experienced price declines.

Maui’s housing market showed mixed results in August, with a sharp decline in condominium sales favoring buyers while single-family homes remained steady, according to a report released this month by the Realtors Association of Maui.

The Realtors Association of Maui Community Foundation has awarded scholarships to 38 outstanding students from Maui County through its 2025 Presidential Scholarship program.

The median price for single-family homes declined by 5.7% to $1,315,000, while condominium prices dropped sharply by 28.6% to $700,000.

Maui’s housing market experienced similar trends in April and May, with both single-family and condominium sales declining compared to the same time last year, according to the latest data from the Realtors Association of Maui. 

The Realtors Association of Maui (RAM) formally announced its opposition on Friday to Mayor Richard Bissen’s proposed Bill 9, which seeks to eliminate approximately 7,000 short-term rentals (STRs) in apartment-zoned areas by 2026. Mayor Richard Bissen responded to a request for comment from Maui Now saying, Bill 9 is “one part of a collective strategy” to address Maui’s severe housing crisis.

The median price for a single family home on Maui was $1,295,000 in March of 2025, down 0.3% from the same time a year ago. The median price for a condo was $822,500 in March, down 36.8% from the same time in 2024.

The median sales price of a single-family home in Maui County rose to $1,374,238 in December 2024, a 14.5% increase over the same month in 2023 and just 2.4% less than the all-time highest median price of $1,408,287, set in September 2024.

The median price of a single-family home on Maui was $1.3 million in November, according to a monthly statistical report by the Realtors Association of Maui. That’s $100,000 short of the all-time, $1.4 million record set in September of this year.

The Realtors Association of Maui Community Foundation is now accepting applicants for its annual Presidential Scholarship. Multiple scholarships will be awarded to students applying to, accepted, or currently attending college, university, or trade school. The deadline to apply is March 3, 2025.

Meanwhile, condominium sales dropped by 34.7%, though the median price for condos surged to $1,000,000, a 33.3% increase.

The Realtors Association of Maui members recently received the 2024 Nate Ellis Award by Inman, for their community service and support within the industry. The award recognized RAM members for their commitment and contributions to the community in the aftermath of Maui’s devastating wildfires.
