Op-Ed: Malama Minn, Chief Advocacy Officer, REALTORS Association of Maui shares her perspective on Bill 9, saying lower condo prices don’t mean affordable housing for Maui residents.

Maui County’s housing market saw increased sales activity in August, with closed sales rising for both single-family homes and condominiums compared to the same month last year, while median sales prices declined, according to the REALTORS Association of Maui. In August, 64 homes sold for a median price of $1.2 million, while 68 condo unit sold for a median of $564,950.

Single-family home sales on Maui dropped sharply in April while the condominium market posted a modest year-over-year gain, according to data released Thursday by the Realtors Association of Maui.

Maui’s median single-family home price rose to $1,445,000 in January 2026, up 20.4% from the same month last year. Meanwhile, the median price for a condominium on Maui was $629,950, down 6.7% from a year ago.

The Realtors Association of Maui Community Foundation invites students pursuing higher education to apply for its 2026 Presidential Scholarship program. Applications are now available online at www.ramaui.com/foundation.

Maui’s housing market reflected a mix of steady activity and continued price adjustment in September, according to the Realtors Association of Maui . Single-family home sales rose 7.7% compared to last year, while condominium sales declined 11.8%. Despite the difference in volume, both property types experienced price declines.

The median price for single-family homes declined by 5.7% to $1,315,000, while condominium prices dropped sharply by 28.6% to $700,000.

The Realtors Association of Maui (RAM) formally announced its opposition on Friday to Mayor Richard Bissen’s proposed Bill 9, which seeks to eliminate approximately 7,000 short-term rentals (STRs) in apartment-zoned areas by 2026. Mayor Richard Bissen responded to a request for comment from Maui Now saying, Bill 9 is “one part of a collective strategy” to address Maui’s severe housing crisis.

The median price for a single family home on Maui was $1,295,000 in March of 2025, down 0.3% from the same time a year ago. The median price for a condo was $822,500 in March, down 36.8% from the same time in 2024.

The Realtors Association of Maui Community Foundation is now accepting applicants for its annual Presidential Scholarship. Multiple scholarships will be awarded to students applying to, accepted, or currently attending college, university, or trade school. The deadline to apply is March 3, 2025.

The median price for a single-family home on Maui in February 2024 was $1,250,760, up 15.9% from the same time last year. The median price for a condo was $744,500, down 18.6% from the same time last year.

The median price for a single family home on Maui increased 1.9% to $1,200,000, according to the Realtors Association of Maui. The last time Maui’s median was above $1.2 million was in June of 2022 when the median was $1.242M.

Although Maui County’s real estate market is facing uncharted territory after the frenzied homebuying of the pandemic, Realtors Association of Maui said signs point to slightly softer prices heading into the new year. Low inventory, though, will keep home prices relatively high, and potential buyers shouldn’t expect costs to plummet to pre-pandemic numbers.

The median price of a single family home on Maui in October was $932,500, up +7.5% from the same time last year. The median price for a condominium home was $672,500, up +13.2% over the same period.

The REALTORS Association of Maui is hosting a free event for prospective homebuyers on Facebook Live on Wednesday, Aug. 11, at 7 pm.

The Realtors Association of Maui Community Foundation (RAMCF) has awarded $1,000 scholarships each to 42 students from Maui County.

The Realtors Association of Maui reports that healthy housing demand and limited inventory will continue to create “significant tailwinds” in the near term for the housing market.

The Realtors Association of Maui concluded its two-week-long “Got Rice?” virtual food drive on Aug. 15, raising more than $7,400 to support the Maui Food Bank. The COVID-19 pandemic has more than doubled the number of food-insecure people from 10,000 people per month to 35,000 people per month. 

A total of 62 Maui County students were selected as scholarship recipients of the Realtors Association of Maui Community Foundation Presidential Scholarship Fund. The academic scholarships were awarded to deserving high school seniors aspiring to pursue higher education.

The Wishing Well…for Maui Students program will host its inaugural fundraiser, “Wishes with Fishes,” on Sat., Aug. 11, 2018 from 6 p.m. to 9 p.m. at the Maui Ocean Center.
